Hills Roofing now offer a dry roof detection service. Dry roof leak detectors utilise the non-conductive properties of roof membranes as an electrical insulator whilst the substrate beneath the membrane conducts electrical current and is earthed to the structure of the building. The detector unit is also earthed to the building and the test probe is connected to the positive side of the detector, creating an ‘open circuit’. As the detector passes a defect in the membrane, the current required to complete an electrical circuit reduces due to the lower dielectric strength of the membrane. As an electrical circuit is created, current ‘jumps’ the gap to earth, triggering the detector units alarm.
Flat roof structures tend to be constructed from one of three materials, concrete, steel or timber. It is possible to test for leaks on roofs constructed from these materials, provided an adequate earth can be made.
The wet roof pro has been designed to locate leaks on flat roofing systems which incorporate dielectric membrane overlays such as single ply, asphalt, bitumen and liquid applied roofs. The wet roof pro uses the conductive properties of water, from either rainfall or a hose, to pinpoint the leaks.
